According to an analysis of Google, more people than ever are looking for open houses in their areas when searching for their next home. However, a poorly-run open house will turn buyers off – wasting your time and disappointing the seller.
Here are five best practices that realtors should be following when running an open house.
1. Research the home and neighborhood
Most realtors agree that it’s best for the home owner to stay away while you run the open house – as buyers may find it awkward to ask questions or express their opinions. But, with the home owner away, you will be the main source of knowledge about the property itself, as well as the local area, schools, services and other amenities. If you seem to know nothing about the property, buyers will not be impressed. Do your homework and come prepared – and if you can’t answer a question, let the visitor know you will find out for them.
2. Market the open house online and in the ‘real world’
Traditionally, an open house was marketed to the world by a sign placed at the property’s curb. This is of course still a great marketing technique, but you should also be using online marketing to boost visitor numbers. Send details about your open house to your email marketing lists, share it on social media and update your website to include banners or sidebars that promote upcoming events.
3. Provide refreshments
It’s the small touches which go a long way. Provide your guests with beverages, cookies and other snacks. This makes them feel comfortable and welcome as they imagine life in their new home.
4. Consider staging services
Staging services can have an enormous impact on your visitors’ perception of the property. By renting out neutral yet tasteful furnishings, you create an environment anybody could imagine themselves moving into.
5. Draw attention to features in the home
This is a less well-known trick but is really appreciated by visitors. Place sticky notes around the property drawing attention to unique features or describing how something works. These added touches make the property stand out in people’s memories and gives them the added impetus to put in an offer.
